Buying a home can be a very daunting experience. A high percentage of property purchases fall through for a number of different reason, one of these is learning of problems shown up by a Home Buyers Survey, forcing you to either renegotiate or abandon the purchase. Often by this stage you may have already incurred substantial costs, not least by the cost of a RICS Home Buyers Survey itself, which can range from £300 basic and even over £1,000 for a full structual survey.

 

Estate agents often value houses on their outward appearance. For example, you can have two neighbouring houses which appear to be identical in every way, estate agents will more often than not will value them the same. But are they really? The decorative appearance can hide a multitude of sins and the unseen fabric of the house can cost many 10's of thousands of pounds to put right. Are the electrics in good shape? How old is the boiler? Is the plumbing working as it should? Has any work that has been carried out of a good standard, or likely to fail in the short term?
